Facilities Maintenance Technician – CP Hospitality

  
 

JOB SUMMARY:  Under general supervision, the Facilities Maintenance Technician performs semi-skilled and skilled work maintaining, repairing and servicing the adjacent company facilities, grounds and equipment; and performs related duties as required. Company facilities include Microtel Inn and Suites Bridgeport, Bridgeport Conference Center and Mia Margherita Coal Fired Pizzeria.

 
MINIMUM REQUIRED QUALIFICATIONS:
•    High School Diploma or equivalent
•    Previous experience in a maintenance position
•    Must be able to work a flexible schedule to include evenings, weekends and holidays
 
ADDITIONAL DESIRED QUALIFICATIONS:
•    Prior hotel maintenance experience preferred
•    Ability to multi-task and prioritize
•    Detail oriented
•    Skilled in the safe use of hand and power tools
•    Working knowledge of painting, plumbing, electrical and drywall repairs

The duties of this position are typically performed under moderate supervision.
Must be physically able to perform the Essential Functions of this role with or without reasonable accommodations.
PRINCIPAL DUTIES & RESPONSIBILITIES (Essential Functions):
1. Prepares surfaces for painting and staining; assembles all necessary supplies and brushes; applies paint, stain and other protective finishes to surfaces.
2. Repairs small holes in walls and applies touch-up paint; installs and repairs doors, ceilings, baseboards, and thresholds; assists the FMS as needed with these types of projects.
3. Replaces burned out and defective fluorescent tubes and lights in a variety of lamp fixtures; assists the FSM with the installation of wire, conduit and electrical equipment.
4. Installs and re-keys locks in doors and cabinets; service locks and maintain key control as directed by management.
5. Unclogs drains and clears out blockages from water closets and faucets; rods sewer lines; changes out plumbing fixtures; assists the FSM in installing, maintaining and repairing the facilities plumbing system and related plumbing fixtures.
6. Replaces air filters on HVAC systems; adjusts thermostat settings; and assists the FSM and HVAC Technicians in installing, cleaning and maintaining the HVAC systems as needed.
7. Installs, maintains and repairs carpet and tile as needed through basic maintenance and assists in cleaning and extracting stains from carpet and tile throughout company facilities.
8. Remove and repair broken and damaged glass panels, full wall mirrors.
9. Installs gates, roll-up doors, and movable wall systems; maintains and repairs the hydraulic, electronic and manual components associated with these systems.
10. Assists vendor employees with facility access, alarm maintenance, and related testing in association with the inspection of fire suppression systems.
11. Estimates time, materials and supplies for repair work; orders materials, equipment and supplies needed for facility maintenance and repair; maintains adequate stock of tools, supplies and equipment to perform routine maintenance.
12. Assist property teams with meeting room setups. Installs, modifies and repairs modular office furniture; moves office furniture, equipment and supplies from one location to another.
13. Operates hand tools such as hammers, wrenches, saws, and screw drivers; and power tools such as drills, routers, grinders, acetylene and propane torches, and fastener gun to perform routine facilities maintenance.
14. Drives company cargo van to and from facilities to perform maintenance and repair work; operates a lift truck, knuckle boom, scissor lift and man lift for maintenance, to hang banners and to maintain and repair facilities beyond the reach of a ladder.
15. Assists with maintaining the grounds of the facilities including power washing, lawn care, snow removal and pest control.
16.  Complete any training as asked by Supervisor or General Manager.
17.  Responds appropriately to information requests and complaints by guests.
18. Communication between FMS, Microtel General Manager, Mia Margherita and BCC General Manager as needed to complete tasks or to request materials or assistance and to be aware of what occurred during previous shifts.
19. Create an environment that promotes quality and teamwork while supporting the mission and interests of Microtel and Charles Pointe Hospitality.
20. Make sound judgment calls and decisions based on the principles of Microtel and Charles Pointe Hospitality.
21. All other duties as assigned by the immediate supervisor and/or the General Manager.  As the scope of our business changes, so may the responsibilities of this position.
 
NON-PRINCIPAL DUTIES & RESPONSIBILITIES (Non-Essential Functions):
1.             Some knowledge of operational characteristics of heating and cooling systems
2.             At the direction of supervisor/management, assist in cleaning functions.
3.             As needed assist the housekeeping and laundry staff with cleaning and equipment maintenance.
 
PHYSICAL DEMANDS: 
1.             Moderate amount of time spent exerting force up to 25 pounds and over 25 pounds with or without assistance.
2.             Physical demands with activities or conditions existing almost continuously include: hearing, standing, walking, carrying
3.             Physical demands with activity or condition existing a moderate amount of time include: balancing, using hand and power tools, kneeling, crouching.
4.             Physical demands with activity or condition existing occasionally include: Reaching and sitting.
5.             Vision sufficient to read labels, drawings and instructions.
6.             Color vision sufficient to distinguish colored electrical wiring
7.             Dexterity sufficient to operate manual and power tools.
8.             Mobility to crawl under buildings and up ladders, kneel and crouch as necessary and stretch to reach overhead and endurance sufficient to sit, crouch and stand for long periods of time.
